LISTING COORDINATION
(PAID AT THE TIME LISTING GOES LIVE)

▪ Setup and create listing file in agent’s preferred software
▪ Fill out listing support documents and disclosures and send to the client for signatures.
▪ Input listing into MLS (agent to supply listing comments/description along with any specialized broker remarks)
▪ Order sign placement from agent’s preferred vendor
▪ Assign lockbox to MLS listing
▪ Schedule stager for consultation if applicable
▪ Schedule photographer with agent’s preferred vendor
▪ Update MLS with changes as needed once listing agent edits and approves listing
▪ Email seller copy of the listing
▪ Add required documents to the MLS listing such as legal HOA documents, disclosures, and/or inspections.
▪ Schedule the first open house.
▪ Add all listing documents, disclosures and any other required documents to the broker’s online compliance management software ensuring file is complete.
CONTRACT TO CLOSE
(PAID AT CLOSING ON THE CDA IF ALLOWED)

▪ Agent abreast of all stages throughout the contract
▪ Send Introductory emails to all parties
▪ Review contract to track timeline and ensure deadlines are met
▪ Input documents, organize, and maintain the agent’s preferred software
▪ Ensure all needed documents are signed and returned
▪ Ensure escrow deposits are made within timeline
▪ Coordinate/schedule inspection within timeline per contract and right to cancel
▪ Coordinate all addendums (wording to be created by agent)
▪ Confirm appraisal is schedule
▪ Provide regular updates on activity with Buyer, Realtors, Lender, Title
▪ Submit file for review to office contract administrator
▪ Confirm date/time of final walkthrough and closing
▪ Verify all documents are signed and ready for closing, obtain DA from office, ALTA (closing statement) from Title
▪ Ensure customer has HOA and utility transfer information
▪ “Close Out” all files in agents’ software after final/signed closing documents
